SUBMIT ALL REASONABLE OFFERS The subject is a partially completed 5-Star RV Resort that consists of 75 completed sites, two of which are privately owned (lots 169 and 180}, and 165 proposed sites that are in various stages of completion for a total of 238 sites (excludes sold sites) at completion. The proposed and completed amenities will include a 4,000 square foot modular clubhouse (completed) and a 2,775 square foot swimming pool (not completed). The existing laundry facilities are 434 square feet and are located within the clubhouse building. The bathroom and shower facilities, also within the clubhouse, are 828 square feet. Current planning has the project divided into three districts, each terraced at varying elevations. The Zion District (73 sites total) is adjacent to the clubhouse at the upper elevation and provides the best view sites. The majority of these site are completed with the exception of power. The sites within the Canyon District (second level terrace) are partially complete, rough-graded with utilities stubbed to the sites. The sites within the Bryce District are unfinished sites in need of roads and utilities. This district is the lowest elevation within the park at its eastern end.

Location Description

Virgin Valley is located within the Mesquite Region, Clark County, Nevada and is in an exceptionally strong position among possible development sites in the West having been included in The Boyd Report’s top 25 most logistics friendly U.S. cities.
